  They take a check from you as a site and cost analysis 'up front' based on conservative estimates discussed over the phone but then it will come in too high in price and then they try to have you be 'realistic' and come down in price and scope and try to make you feel like you were the one that was not realistic from the beginning. Never give money up front; modular are fairly standard. Also, find a bank to be the escrow and release your funds directly to the contractor as certain 'building completions' are done. Don't be duped like we were. We went into the site plan under the pretense the project should be about $300K and it came in closer to $600K. Also, salesman will probably mention SEVERAL times that he is a Christian and all the good deeds he does. Hope it works out better for others. Good luck.

  I built a home for my family several years ago...it was beautiful BUT I built it using the old site built method with way too many subcontractors - and all of the issues with them: not showing up, making noise/ disrupting neighbors, leaving trash, not building exactly to plans....It was a huge job managing my project manager and sub contractors. I knew there had to be a better way to build....so I researched home construction technology and found MODULAR HOME CONSTRUCTION ....after researching the technology and the various companies - I was most inpressed with USModular as they offer a complete package - design, permitting, site construction, house construction.....most all other companies offer a few pieces of the proccess. I have seen several homes USModular has built and toured their local production facility.....very impressive. I am designing a home now and look forward to having it finished in a few MONTHS!!!! Yes MONTHS!!! Still living in home 3 years later and its beautiful. Get compliments on style and finish daily.
